How to Have a Relaxing Vacation While Selling Your Home

The stresses of selling a house will never completely go away, but these steps will help you enjoy your time away even with a home on the market.

Summer vacation: A time we all look forward to with childlike anticipation. Whether we get to lay on the beach, take a boat on the lake or backpack through a remote mountain range, vacation should be a time to unwind, unplug and enjoy life.

Having your house on the market during your vacation can actually be a fortuitous combination, as you aren't constantly cleaning up for the next showing and buyers’ agents can bring their clients by at their convenience.

That said, when we aren’t able to make sure the house was left the way visitors found it and we don’t have boots on the ground to take care of minor details during a transaction, the time that should be spent relaxing on the beach may leave us sweating – and not from the summer sun.

By taking the proper steps prior to leaving your house, you can revel in the ability to relax and enjoy yourself and those around you without the constant pressure of stressing over what’s happening at home.


Lock up valuables. Anything of value, whether monetary or sentimental, should be locked up in either a safe, storage unit or left with a trusted friend or family member. Regardless of whether you are on vacation or not, this rule always holds true. However, it is particularly important when you don’t have the ability to check your house in between showings, which would help identify anyone involved in a theft.

Set up home monitoring. In today’s high-tech world, you can easily find a live video-monitoring system for under $100 that wirelessly connects to an app on your phone through Wi-Fi. Depending on how many cameras you need and if you want digital memory, you can easily spend $200 to $500, but the systems are very user-friendly and easy to set up.

Place the cameras in the most highly trafficked areas and in locations where items of the most value are kept. And if you have teenagers, you can always leave the camera in front of the liquor cabinet when you get home for safe keeping.

Set light timers. While light timers are generally a thing of the past, they are an excellent tool for deterring unwanted “showings” in the middle of the night. Again, there are many high-tech options that allow you to manually control lights through an app, but you can also opt for the $5 timer from your local hardware store.

Remove the stink. Be sure to empty all trash cans before you leave. Other than for showings, the house will be mostly closed up for the duration of your trip and the air is already going to be stagnant. There is nothing like a nice blast of week-old trash to effectively ruin a potential buyer’s showing.

Also be sure to clean out your garbage disposal, as this is a common source of foul smells located in one of the most important rooms for selling a house. Once cleaned out, grind up half a lemon to leave it smelling fresh and clean.

Leave a key. Be sure to leave an extra set of keys with your real estate agent. Just in case there is an issue with the lockbox or a showing agent accidentally slips the key in his or her pocket and doesn’t return it, you want to make sure whoever needs access to your home can get it. Suffice to say, you don’t want to have to make a six-hour drive in the middle of your vacation just to hand a key over to your agent and hit the road again.

If you have a trusted neighbor, leave her a key as well and ask her to check on your house occasionally. All it takes is the promise of a box or two of salt-water taffy and any neighbor will likely be more than willing to help out.

Bring technology. Should that highly anticipated offer come in during your trip, the last thing you want to do is hit pause because you weren’t able to review the necessary paperwork and end up losing the buyer. Bring a laptop or tablet to make reviewing documents easier than trying to read them on your phone.

Contact the place you're staying in ahead of time to ensure they have adequate Wi-Fi capabilities. Should there be any concern, you can also look into setting up a personal hotspot through your phone carrier (standard data rates may apply).

Digital signatures. Discuss setting up digital signature software with your real estate agent prior to leaving for your vacation. You want to ensure you are comfortable with the program and it is compatible with your systems so you don’t hit any snags when it’s game time.

Whether you are a natural worrier or as laid back as they come, the stresses of selling a house will never completely go away, no matter how relaxing your surroundings. But by taking these steps, you are sure to make your vacation much more enjoyable.
